From organising property viewings, appointments, vetting of tenants, regular property inspections, rent collection and renewals to conversely being the single point of contact for your tenants, we’ve got you covered. Our expansive knowledge of the rental market will ensure your property achieves the maximum rental potential.
If you’re more of a ‘hands on’ type of landlord, preferring to manage the property and its tenants yourself, or you don’t have the time or inclination to get involved with the day to day running of the rental, we are flexible enough to tailor our services to your needs and requirements.
The legal and statutory regulations of the lettings market can be confusing and time consuming for some, so all our advice and guidance is given with full knowledge of property law, from contracts and tenancy agreements to starting eviction proceedings.
We have a carefully chosen network of supplementary professions including professional cleaners, decorators, locksmiths, removals professionals, general builders including electricians, plumbers, bathroom / kitchen fitters, even inventory specialists, all to make the running of the rental as efficient as possible. We are always on hand to arrange quotes and manage repairs on your behalf.
LETTINGS FEES
INFORMATION FOR TENANTS
All Tenant fees are inclusive of VAT (if VAT is applicable)
- Holding deposit to reserve the property – One weeks rent
- Damage deposit – 5 weeks rent, held in the TDS custodial scheme
- Late payment fees - Interest will be charged at 3% above the Bank of England Base Rate from Rent Due date until paid in full.
- Lost keys – If a key is lost, the tenants are liable to cover the cost of the replacement of the key and or lock and the relevant labour associated with this (locksmiths call out charges).
- Change of sharer - £50 (includes landlord negotiation and drawing up the relevant documentation)
- Independent Redress provided by - The Property Redress scheme – www.theprs.co.uk/
- Client Money Protection provided by - Propertymark – www.propertymark.co.uk
LANDLORD FEES
All Landlord fees are inclusive of VAT (if VAT is applicable)
Let and Rent Collection: 10%

- Administration fee - £250 which includes the following:
- Referencing
- Tenancy arrangement
- Tenancy renewal
- Deposit registration
- Vacant management
- Mail redirection (management only and the landlord to covers the postage costs)
- Duplicate documents
Other associated management costs subject to instruction are:
- Energy performance certificate – £84
- Electrical safety certificate – £175
- Portable appliance test – £80
- Legionella risk assessment – £80
- Smoke alarm and carbon monoxide alarm installation - variable
- Right to rent checks (when instructed) - £60
- Compiling a deposit claim (full management only) – £200
- HMO licence application - £250
- Arbitration dispute management - £100 (only available to fully managed properties)
- Serving notice to vacate to a tenant (section 8 or section 21) : £50.00 (only available to fully managed properties)
- Legal appearances : £120 per hour
- The costs for the inventory check in and check out is variable as it's an independent out sourced product

- Deposit registration
- Vacant management
- Mail redirection (management only and the landlord to covers the postage costs)

For a fixed fee of £1500 (inc VAT)
Property finding service
Which includes the property search, remote and then accompanied viewings, negotiation, progessing of the convayance through to completion.
A fee of 1% (inc VAT) of the sale value.
